SRS Portfolio - 22 March 2026


This is how the SRS portfolio looks like as of 22 March 2026. Surprisingly, despite the war, the portfolio has been pretty resilient even though my REITs portfolio has dropped quite significantly. 

New addition made - 1,000 shares of UOB at $35.97 added last week. 

No changes to the rest of the portfolio. The surprise for the week - Suntec REIT made two major announcements.

1. Completion of Manager Acquisition by Acrophyte / Tang Organization (17 March)

Suntec REIT completed the acquisition of its external manager, ESR Trust Management (Suntec) Limited, by Acrophyte Asset Management Pte. Ltd. This marks a transition in stewardship, with new controlling shareholders Mr. Gordon Tang and Mrs. Celine Tang taking over through their affiliates. The deal was first disclosed in December 2025, and MAS regulatory approval was received before closing on 17 March 2026.

2. Hongkong Land Acquires 10.8% Stake in Suntec REIT (19 March)

This is the bigger market-moving news. Hongkong Land announced it acquired a 10.8% interest in Suntec REIT from ESR Group for a total cash consideration of S$541 million (US$422 million). Suntec REIT's portfolio includes a one-third interest in both Marina Bay Financial Centre (Towers 1 & 2) and One Raffles Quay — the same assets in which Hongkong Land's Singapore Central Private Real Estate Fund already holds a one-third interest.

Hongkong Land also noted that Tang Organization has announced its intention to undertake a strategic review of Suntec REIT's portfolio with the aim of strengthening portfolio performance and enhancing capital efficiency, and to pursue strategic initiatives that may support a higher level of distributions in the coming years.

The fact that HK Land paid a price that is higher than the current share price showed that the Suntec REIT is severely under-valued, which helped boost the share price.
